What is locally relevant in Maplewood

The township's Historic Preservation Plan Element, adopted by the Planning Board in 2008, describes a town that "looks much as it did in the late 1930s," having developed mainly during the 1920s and 1930s. It also counts 46 historic properties that predate 1860. The township has since started updating that plan element and has asked residents for input.

For a chimney, a house of that age usually means a brick stack with clay flue tiles or, in some cases, no liner at all. Mortar, crowns and flashing from that era have often been repaired several times by now, with mixed materials.

How the historic preservation code treats roof-level work

Maplewood's code applies to designated historic sites and districts. The 2008 plan element noted that no historic districts had been designated at that time, so check the township's current list before assuming anything about your address.

For designated properties, the ordinance separates three kinds of work:

  • Certificate of appropriateness: exterior additions, alterations, replacements or changes in appearance, among other items.
  • Permit for minor work: includes roof replacement with compatible materials.
  • Exempt maintenance: includes repair and maintenance of up to 5 percent of roofing materials, trim and other building components using the same style, materials and workmanship.

The ordinance text we reviewed does not mention chimneys by name. If your house is designated, ask the township how chimney repair or rebuilding is classified before scheduling.
