What is locally relevant in Millburn

The township's code designates two historic districts: the Short Hills Park Historic District and the Wyoming Historic District. It lists no individually designated landmarks.

Inside those districts, the code requires a certificate of appropriateness for exterior alterations, and its list includes items such as roofing, materials and finishes. It also covers partial demolition, relocation, additions and new construction.

The code carves out ordinary maintenance and repair. It defines that as returning a structure, as nearly as practicable, to its condition before the deterioration or damage, using in-kind material and quality workmanship. Whether a given job qualifies is decided by the township's Minor Work Review Committee or its Historic Preservation Consultant.

Why "in-kind" matters for a chimney

Many chimney repairs can be done in-kind: repointing with a mortar that matches the original in color and joint shape, replacing damaged brick with matching brick, or rebuilding a crown to the same profile. Other choices change the look of the chimney, such as a different cap style, a new chase cover, cladding or a change in brick. Those are the kinds of decisions worth raising with the township before work is scheduled if you are inside either district.

Our approach

We start with an assessment and give you findings with photos before any repair is scheduled. That record helps if the township asks what the chimney looks like now and what is being proposed. For the trade-offs involved, see repair or rebuild a chimney.

Local questions

Which parts of Millburn are historic districts?

The township code names two: the Short Hills Park Historic District and the Wyoming Historic District. The township can confirm whether a specific address is inside one.

Is repointing my chimney considered ordinary maintenance?

The code exempts repair that restores prior condition using in-kind material and quality workmanship, as determined by the township's Minor Work Review Committee or Historic Preservation Consultant. Ask them before you start.

I'm outside the historic districts. Do these rules apply?

No. The historic preservation provisions apply to the designated districts. Normal construction permit requirements still apply, as decided by the township.
