Chimney Service in Plainfield, NJ

Plainfield has an unusually large number of historic districts. If your house is in one, the city's guidance says permit-level exterior work, including roof repair, needs commission approval first.

What is locally relevant in Plainfield

The city's Historic Preservation Commission says Plainfield has ten residential historic districts, one commercial district, one civic district, two parkland districts and 19 individually landmarked structures. The residential districts include Crescent Area, Hillside Avenue, Netherwood Heights, Putnam Watchung, Van Wyck Brooks and others.

The city's ordinance summary lists work that needs a certificate of appropriateness, including:

  • exterior work that requires a building permit, with roof repair or replacement given as an example;
  • exterior repairs or replacements such as windows, doors, stairs and railings.

It lists as exempt: interior work, work not visible from a public street, ordinary maintenance that does not replace existing materials, and painting.

Storm damage and urgent repairs

The commission's page mentions emergency hearings for repairs needed to prevent imminent property damage, such as after a storm. If wind or a fallen limb damages a chimney on a historic property, contact the city about that option. If there is any sign of fire, smoke inside, or a carbon monoxide alarm, leave the house and call 911 first.

The commission also points owners to guidance on repairing and cleaning historic brickwork. Our guide to white staining on brick explains one common sign of moisture.

How we approach the visit

We start with an assessment and check the attic and roof when it is safe. You receive findings with photos before any repair is scheduled, which gives you material for a commission application if one is needed.

What older Plainfield chimneys tend to need

Houses in established districts often have tall chimneys with long exposure above the roof, where weather wears mortar and crowns first. Flues may be clay tile, or unlined in older construction. Some fireplaces have been converted to gas, and some chimneys now vent only a furnace or water heater. Each of those situations calls for a different check, which is why we look before recommending anything. Our guide on repair vs. rebuild covers how the scope gets decided.
